01
Straight cash, as-is
A buyer purchases the home as it is, usually for around 70% to 75% of market value, sometimes more. You don't make repairs, and there are no public showings. Some can close in about two weeks, or later if you need time.
The trade: usually the lowest price. The buyer prices in the repairs and their profit.
02
Cash now, more later
A big chunk at a first closing, and your mortgage is paid off from that. The home gets fixed up, which can raise the price, and you get a second check when it sells. You usually keep more of your equity than with one straight cash check.
The trade: you wait for the second check, and the program's fee comes out of it, usually around 4% to 11%.
03
Sell, then stay a while
You sell, then rent the home back for a set time, so you're not rushing out or moving twice.
The trade: you pay rent. I go through the lease terms with you before anything is signed.
04
Repair, then list
A program pays for the fix-up first: paint, floors, lighting, the yard, cleaning. You pay nothing until it sells, then the cost comes out of the sale.
The trade: a few weeks of work before it lists. Big items like a roof or foundation usually aren't covered.
05
List it with me
I help you get the home ready, price it on recent sales, and market it to buyers. You see the costs and the likely time on the market before you choose.
The trade: showings, some time on the market, and selling costs. Listing usually nets the most.
